This duplex is a world-class find. Situated in the 100 block of 39th Street, this completely remodeled property is a 30 second walk to the beach (7 doors from the sand) and a 5 minute walk to amazing restaurants and shopping and the pier.

This 4 bedroom, 3 bathroom is an upstairs unit of a duplex. You can also rent the downstairs unit (Ultimate Beach House A). There are no internal doors between the two units. They are totally separate units.

Back and forth's to the beach are super easy and convenient. The house is spacious and has an open feel thanks to the high ceilings. Each bedroom has a king bed, ample closet space, TV's in every room and ceiling fans. The sofa has a queen size bed made of memory foam so it's very comfortable. The balcony has a view of the ocean from one side, a large picnic table with room for 6 and a gas BBQ. The living room has an electric fireplace that is easy to work with just a flip of a switch. Of course there is great WIFI and cable TV. There is a washer and dryer in garage free for you to use. The garage is oversized so there is room for your beach gear and also has a dedicated EV CAR charger. We also provide most of the beach gear you might need including surf boards, boogie boards, beach chairs, wagon, pop up tent, wetsuits and beach cruisers. Best of all this unit has Air Conditioning, and don't be fooled, you do need it in Newport Beach!

Families please note that this is an upstairs unit and noise does transfer through the floors. If it will be hard to keep kids from running, jumping, and being noisy, please consider renting a downstairs unit.

Perfect Beach Vacation

“If you are looking for the idyllic beach vacation with your family, this is the place to be! This property is a stone's throw away from the sand. For those of you traveling with the family, the garage spot is quite generous for Newport Beach. We parked medium/ full size SUV with no issue. Comfy beds and linens and ample beach towels were available for use. Indoor dining seating was a bit limited for our larger group, so we enjoyed our meals on the picnic table on the outdoor balcony. Thank you Lisa for hosting us!”

The space
Families will enjoy that the two units are on the same property but, there is separation between the two. Each unit has everything you need and will make your stay here very comfortable. The upstairs unit has the largest dining area so everyone can come together for meals.

Guests can access everything - this is a full time vacation rental - no locked owner cabinets here.

Additional rules

  • Minimum age limit to rent is 30 years old (some exceptions made, please inquire first vs reservation request)

  • No use of or noise on patio before 9 am or after 9 pm

  • No loud music, musical instruments, band equipment or karaoke at the property.

  • It is extremely important to us that our occupants/tenants are not coming here to party. Our neighbors will not tolerate this kind of noise and you can be fined by the City of Newport Beach, upwards of $500 - you will also be asked to vacate the property without a refund.

  • Please do not leave children under 16 unattended at any time.

  • No extra guests or visitors to the house without prior permission. This house is not intended to be used for events of any kind and no one other than the people listed on the reservation should be invited to the house without prior permission from the host.

  • Do not park behind or block our garage or our neighbors garage even for a moment. Do not park in neighbors parking spots or behind their garage.

  • Please consider renting/bringing smaller vehicle - garage is tight.

  • If any of these rules are broken you will lose your deposit and be asked to vacate the premises without a refund. The City of Newport Beach is cracking down on Vacation Rentals and it only takes 2 violations for them to suspend a vacation rental business license. Please make sure ALL of your guests are fully aware of the rules and can abide by them before you rent.

Cancellation Policy

100% refund of amount paid if you cancel at least 30 days before check-in.

All cancellations will be refunded cleaning fee regardless of when they cancel. Exceptions can be made where in Host finds a replacement reservation.  In that case guests will be refunded either partially or full depending on the replacement reservation.
